The 81 Lot Transformation
In 2019, Avon Estates approached me to review an existing townhouse development along the banks of the North Pine River in Murrumba Downs. The estate, originally approved as an 81-lot townhome project, was facing a number of challenges including neighbourhood concerns, environmental considerations, flood constraints, and limited buyer interest due to body corporate and strata structures.
My role was to review the development, coordinate key stakeholders, and explore potential solutions to reposition the estate toward a more market-aligned outcome. This involved revisiting lot layouts, updating design elements and materials, and navigating a complex MCU process to align the proposal with both regulatory requirements and market expectations.
Key Challenges & Approach
Flood and environmental considerations: Worked within regulatory constraints to explore opportunities to optimise riverfront outcomes while maintaining compliance.
Pre-existing DA and low buyer interest: Reconsidered the product offering to better align with broader market demand and improve buyer appeal.
Irregular lot configurations: Adjusted layouts and design direction to better reflect practical buildability and buyer expectations.
Through a design-led and collaborative approach, the project was repositioned from a constrained townhouse scheme into a more market-responsive terrace-style development.
