Small Lot Development.
During the mid-COVID property cycle in Brisbane, 15 lots at this boutique Browns Plains estate were experiencing slow uptake, even in strong market conditions. I was brought in by one of the six key stakeholders to help support the repositioning of the development.
With each stakeholder holding different priorities, my role focused on bringing clarity, coordinating inputs, and identifying practical directions that supported the project as a whole.
We began by revisiting the dwelling design and taking a refreshed approach to marketing. Small lots can often be difficult for buyers to visualise, so we developed concept plans to help illustrate the potential of each future home. Working alongside sales teams, we supported buyer education, generated renewed interest, and repositioned the lots through a more accessible and considered pricing strategy.
Key Challenges & Approach
Aligning multiple stakeholders: Supported a more unified direction to keep priorities clear and reduce friction between parties.
Helping buyers visualise small lots: Developed concept plans and visual tools to communicate each site’s potential more effectively.
Supporting sales teams: Provided insights and guidance to help agents present the product confidently and clearly to buyers.
Over time, the remaining lots were successfully taken to market and sold, supported by a clearer strategy and improved buyer understanding.
