How a Single Addition Can Change Everything
With rising construction and housing costs, making the most of every opportunity has never been more important. Sometimes, the biggest difference doesn’t come from doing something completely different—but from considering just one more option.
One more dwelling. One more lot. One more opportunity.
It might not sound like much, but that additional inclusion can meaningfully influence the outcome of a project. For example, if you’re planning a three-unit development and there is potential to restructure it into four, that extra dwelling may improve the overall project return. The same applies to a single dwelling—if it can be designed as a duplex or include additional flexibility, it can create an extra income or resale opportunity.
It doesn’t stop there. On larger parcels of land, where you might initially consider 10 lots, careful planning and the right approach may help identify whether 11 or even 12 could be achievable. That one additional lot can represent a significant difference in overall project value, depending on the site and market conditions.
